Our website address is: CasaMiradorCabo.com and we are located int he Pedregal, Cabo San Lucas, Bcs, Mexico. We are a private Mexican company that offer the property, Casa Mirador, for managed vacation rentals to the general public.
Comments
When visitors leave comments on the site, we collect the data shown in the comments form, as well as the visitor’s IP address and browser user agent string, to help detect spam.
An anonymized string created from your email address (also called a hash) may be provided to the Gravatar service to see if you are using it. Media

General Terms of Service of our Website and Rentals
Reservations & Deposits
Reservations are accepted with a valid credit or debit card or bank wire as a guarantee. A deposit of 25% of the total booking amount will be charged within 24 hours of making a reservation. Final payment is due 45 days before the arrival date.
Rates
Rates are based on the season, room type, and number of guests. Rates are per night and do not include tax or service charges unless specified. Reservations are for a specific number of guests and rooms; exceeding these limits may incur additional fees. Rates may include mandatory fees, excluding taxes where noted.
Age Requirements
- Casa Mirador is privately owned: Minimum guest age is 25 (excluding children with parents).
- Car rentals: If provided by a third-party, minimum age is 21 with a major credit card. Drivers aged 21-24 may incur surcharges.
Cancellations
If cancellation is requested over 30 days of arrival a full refund is provided; over 14 days a 50% refund is granted; inside of 14 days NO refund is provided. A refundable security deposit and an Accidental Damage Waiver (ADW) of $2,500 USD is required for all rentals.
- Cancellations: Payments are non-refundable unless re-rented for the same rate and dates, minus a 10% fee.
- Rescheduling: Allowed 30+ days before arrival, subject to availability and a $500 rescheduling fee. Limited to one rescheduling within one year of the original check-out date. Holiday and promotional bookings are non-reschedulable.
- Security Deposit: A credit card pre-authorization (minimum $2,500) is required, refundable 14 days after check-out if no damages or violations occur. Cash deposits may be required for certain reservations based on managers discretion.
- Late Arrivals / Flight Cancellations: Scheduled rental dates are not subject to airline cancellations or, flight delays or other travel interruptions outside of Casa Mirador’s control.
Occupancy & Booking Rules
- Maximum occupancy is limited to the contracted number of guests.
- High school, college spring break, and bachelor/ette groups require prior approval and may incur fees.
- Events, parties, and gatherings are not permitted without express written approval and associated fees.
- Quiet hours (Mandatory): 10 PM – 9 AM.
- Contract signee accepts responsibility of all HOA or other municipality-enforced violations and any penalties from their rental groups’ actions.
Travel Protection
Travel protection is highly recommended for those not native to Mexico and, is available through Casa Mirador partners. Coverage options and deadlines vary; consult your bookign manager to learn about for full terms and costs.
Accidental Damage Waiver (ADW)
ADW is required for Casa Mirdor rentals, covering up to $2,500 in damages. Exclusions include excessive cleaning, negligence, and occupancy violations. ADW fees are non-refundable.
Force Majeure Policy
In the event of natural disasters or travel restrictions, reservations can be rescheduled within one year, subject to availability and current rates.
Items Not Included in Villa Pricing
Prices do not include air transportation, gratuities, pre-stock groceries, meals, beverages, pool/hot tub heater, or personal expenses unless specified.
Baggage & Personal Items
Casa Mirador is not responsible for lost, delayed, or damaged baggage or, any items brought and used and/or left in the villa.
Physical Disabilities
Accommodations in Mexico may not meet U.S. ADA standards; accessible options are limited.
Proof of Citizenship to Travel
A valid passport is required for travel to Mexico. Additional documentation may be needed for minors traveling without both parents.
Responsibility & Assumptions of Risk
Casa Mirador is not liable for risks associated with accommodations or activities, including but not limited to accidents, illnesses, or property damage. Contracting party assume all risks of all occupants during their stay.
Construction Notice
As Cabo and Pedregal is a growing resort area, construction may occur without notice. Casa Mirador will assist in mitigating inconveniences however cannot guarantee construction traffic and/or noises association with construction or other villa modifications or rentals.
Limitation of Liability
Casa Mirador’s liability is limited to the amount paid for the reservation. By booking, guests release Casa Mirador from liability for injuries, damages, or losses arising from their stay or associated activities.
Venue Should A Dispute Arise
Legal disputes must be resolved in Mexico under applicable local jurisdiction.
