What's Included

Casa Mirador is available to book through several listing platforms, and through Monica directly. The villa is identical either way. What changes is everything around it.

Book direct and three services are included at no additional cost. Book through a platform and none of them are, and you pay the platform’s guest service fee on top. This page sets out exactly what you get, exactly what you don’t, and what everything else costs. We would rather you knew all of it before you booked than discovered it on arrival.

Included With Every Direct Booking

Round-trip private airport transfer

A private vehicle meets your group in arrivals at Los Cabos International Airport (SJD) and drives you to the villa in Pedregal, roughly 45 minutes. The vehicle is matched to your group size: an SUV for a smaller party, a van for a mid-size group, or a Sprinter, which carries up to 17 passengers with luggage. The service covers one arrival and one departure. No rental car, no taxi rank, no rideshare after a long flight.

Chef-prepared breakfast every morning

Breakfast is cooked in the villa each morning by Mattie, who has worked at Casa Mirador for 18 years and is both housekeeper and cook. You are not going out for breakfast, and nobody is standing over a stove on holiday. Breakfast is served every morning of your stay except your departure morning.

Daily housekeeping and laundry

Flor and Mattie come in every day of your stay, including Sundays and holidays. Full housekeeping and guest laundry are included. Between them they have looked after this house for 48 years, Flor for 30 of them, since not long after the villa was built. Ironing is the one thing not covered.

Concierge and host support

Monica arranges what you need before and during your stay at no separate charge: chef service, restaurant reservations, excursions, spa treatments, celebrations. She is reachable around the clock by phone, email or WhatsApp.

What That Is Worth

On the three-night minimum stay for 12 guests:

Roughly $678 in services before counting housekeeping, and before the platform service fee you avoid by booking direct. On a longer stay the breakfast figure rises with each additional morning.

What Is Not Included

Breakfast is not served on your departure morning. Ironing is not part of the housekeeping service, though full laundry is. The villa is stocked with water on arrival but not with groceries and, we are happy to pre-stock for your group. Lunches, dinners, spa treatments and activities are arranged for you but billed separately. There is no resort fee and no cleaning fee.

Everything on this list is booked through Monica rather than by you. That is the point of it: you are not researching operators or negotiating in a second language while on holiday.

The House Itself

Six bedrooms and six and a half bathrooms across 10,000 square feet, sleeping up to 12. Five bedrooms have a king bed; the sixth has two queens. Every bedroom is a private suite with air conditioning.

A heated infinity pool held at around 85°F through winter. A dual-equipped chef’s kitchen. A curved glass dining room set in the villa’s ocean-facing turret. A game room with billiards, a dedicated office, and a private gym with weight machines, a stationary bike and space for yoga. A built-in barbecue on the terrace and a sound system throughout. Whole-home water filtration, so the tap water is safe to drink. Strong Wi-Fi that handles video calls. Parking for three vehicles.

The villa is essentially level throughout. There is one step of seven inches, off the main hallway to one set of bedrooms, unusual for a cliffside property in Los Cabos, and the reason Casa Mirador works for grandparents and small children when many Pedregal villas do not.

Know Before You Book

Three-night minimum stay. Check-in from 3:00pm, check-out at 11:30am, both frequently flexible — ask. No pets, under any circumstances. Smoking outdoors only. Events for up to 50 guests. Pedregal enforces a 10:00pm noise curfew with fines, so late outdoor gatherings are not possible here.
